Cracking / Movement Investigation — From £325
A focused assessment of cracking or suspected building movement.
Price
From £325. The final fee depends on the property, extent of cracking, access, location and agreed scope. All fees are confirmed before instruction.
What is assessed
Where relevant, the survey considers crack position, direction, pattern and width; differential movement; thermal movement; settlement; historic movement; localised masonry failure; lintel or opening-related cracking; movement around extensions; changes in construction; and surrounding external conditions.
Crack widths are measured where available and recorded with clear photographic evidence. The pattern and relationship between internal and external defects are considered to help establish the likely mechanism.
What the report explains
The location, form and measured width of relevant cracking
The likely significance and movement mechanism where reasonably determinable
Whether the evidence indicates active, historic or localised movement
Practical repair recommendations and priorities
Monitoring, opening-up or further investigation only where justified
Recommendations may include repointing, localised masonry work, monitoring, opening-up or specialist input where genuinely required. A structural engineer is not recommended by default when the defect can reasonably be assessed from the available evidence.
