Who it is for
A Homebuyer Survey is generally suitable for a conventional house or flat of standard construction that is in reasonable condition. It provides a clear assessment of the accessible building elements and identifies significant defects, repair and maintenance issues, and matters requiring further attention.
What we inspect
Roof coverings, chimney stacks, rainwater goods and external walls
Windows and doors
Accessible roof structure and roof void, including visible timbers
Ceilings, internal walls, floors and internal joinery
Fireplaces where applicable and visible components of services
Garages and relevant outbuildings
Boundaries, paths, drives and external areas where applicable
What the report includes
Significant defects and repair or maintenance issues
Likely causes where these can reasonably be established
Clear recommendations and action priorities
General maintenance advice where appropriate
Relevant high-definition photographic evidence
Action priorities
Your report explains each significant finding, why it matters, the recommended action and when to act. Recommendations use three clear priorities:
Routine maintenance — Minor wear and upkeep that can be addressed through normal property maintenance.
Repairs required — Defects needing repair or replacement within the timescale stated in the report. They are not considered urgent.
Urgent action required — Matters needing prompt action because of a safety concern, serious defect or risk of significant deterioration. The report specifies what to do and when.
Satisfactory means no significant defect was identified within the inspection’s scope. Not inspected means the condition could not be assessed. Further investigation required is a separate recommendation with its own urgency; it is not automatically a severe-defect rating.
High-definition photographic evidence
Relevant defects and significant findings are supported by clear, high-definition photographs showing the location, condition and nature of the issue. The photographs support the written findings and help you understand the defects identified.
Survey scope
This remains a detailed and useful survey for an appropriate property, identifying and explaining significant issues. The Comprehensive Building Survey provides a deeper assessment of construction and defect implications, with practical repair options and sequencing, useful outline details and guideline budgets for significant repairs where reasonably assessable. Detailed contractor specifications and specialist design are separate services, agreed where required.
When should I choose a Comprehensive Building Survey?
A Comprehensive Building Survey is generally more appropriate for an older, significantly altered or extended property; unusual construction; a poorly maintained property; substantial visible defects; planned renovation; or where you want a more detailed understanding of the repairs and likely costs.View the detailed Comprehensive Building Survey service.
