From £325. The final fee depends on the property size, construction, access, location and agreed scope. All fees are confirmed before instruction.

What is checked

The survey considers workmanship defects, incomplete work, damaged finishes, poor alignment, defective installations and visible construction issues.

Where applicable, this includes external works, internal finishes, joinery, sanitary fittings, kitchen installations, visible services installations, and accessible roof and external elements.

Standards used in the assessment

Visible workmanship and construction defects are assessed with reference to the applicable home warranty provider’s technical standards, including NHBC Standards where relevant, relevant British Standards and manufacturers’ installation guidance. The standards and editions used depend on the property and its construction date.

NHQB pre-completion inspections

The New Homes Quality Board (NHQB) oversees the New Homes Quality Code (NHQC). Where a pre-completion inspection under the Code is required, the inspection and record follow the NHQB Pre-Completion Inspection Checklist and its defined scope.

Clear snagging schedule

Defects are recorded by location and supported by relevant high-definition photographs. Relevant standards are referenced against individual findings where they help explain the defect and recommended rectification. The resulting practical schedule can be provided to the developer so each item can be identified and rectified.
